Looking At Townhouses for Sale in Vancouver? What to Look For

by | Feb 9, 2015 | Real Estate

If you happen to be in the market for a new home in the Vancouver, British Columbia area of Canada, whether it’s your first home or not, there are some specific things you should consider for when looking at townhouses for sale in Vancouver, B.C.

Reasons Why Some People Prefer Townhouses

There can be a lot of different reasons why you would choose to purchase a townhouse instead of a regular house. One of these reasons could be that you would like to own your own home, but you do not want to have to take care of a big front and/or back yard. If yard care is not really your thing, then a townhouse may be just what you need.

Another reason why you might prefer a townhouse to a regular house is if you are concerned with the costs of utilities. A townhouse is usually smaller than a single dwelling and because it usually has heated walls on either side, it can be easier and less expensive to heat. This can be an important factor when looking at townhouses for sale in Vancouver due to the fact that there will be long, cold winters and your home heating bill can certainly be a concern.

Things to Consider About Townhomes for Sale in Vancouver

Some of the specific things you should look for when scouting for townhouses for sale in Vancouver are things such as privacy factors. Sometimes when you live in a townhouse, because the houses do share walls and are very close together, the thickness of the walls can sometimes be a concern. You want to have your privacy, of course, and you probably would prefer to not have to hear your neighbor’s television and/or phone conversations. You can ask around the neighborhood to find out if thin walls are a problem with the townhouses in a particular neighborhood before you decide whether or not to purchase a townhouse there.

Also, another thing you may want to consider when looking at townhouses for sale in Vancouver is the townhouse community itself. Many townhomes (which are also sometimes referred to as row homes) are located in some communities that happen to be very close-knit. If the community is very close-knit, there are advantages and disadvantages.

Good things about a close-knit community are the fact that they look out for another as far as crime and things of that nature are concerned. A disadvantage is that some close-knit communities have their own annoying bylaws that forbid you from things such as painting your house a certain color, decorating your yard and/or your mailbox a certain way, and/or regulating things like the size of fences or gates you’re allowed to have.
